Take Back Your Air Quality
Rethink Candles and Plug-Ins

Choosing between a home inspection and a home performance test can be confusing. While they sound similar, they serve distinct purposes. Here’s a breakdown:

Home Inspection

A home inspection is a visual examination of a home’s readily accessible systems and components at the time of inspection. The goal is to identify major defects and safety issues.

What does a home inspection cover? They will go over structural systems like foundation and framing. They will also examine exterior and interior, including but not limited to roof, siding, doors, walls, ceilings, floors, etc. Of course they will also inspect the plumbing system, electrical system and heating & air conditioning systems.

The purpose of the home inspection is to provide the buyer with information about the home’s current condition and potential problems before a purchase.

It is important to note that the report is what the inspector can observe that day. Sometimes if there are things in the way that an inspector can not move, they are not able to get a full clear picture.

After the inspection is done, a report detailing the inspector’s findings, including any observed defects or deficiencies will be written up and given to the client.

Home Performance Test

A home performance test goes beyond a visual inspection to evaluate how well a home’s systems work together to provide comfort, energy efficiency, and healthy indoor air quality.

Your home performance test will cover energy efficiency by looking at insulation, air sealing and HVAC efficiency. They will also test indoor air quality, moisture control and combustion safety.

The most popular and efficient ways to do these tests are blower door test for air leakage and duct blaster test to measure duct leakage. Another very useful tool is an infrared camera to identify insulation gaps. The combustion analysis is used to assess the furnace and water heater.

In the end you will have a report detailing the home’s performance, including recommendations for improvements and potential energy savings.

Which One Do You Need?

  • Home Inspection: Essential for home buyers to understand a property’s condition.
  • Home Performance Test: Useful for homeowners looking to reduce energy bills, improve comfort, or address indoor air quality issues.

Both serve valuable functions, but they provide different types of information about a home.
